Site plan (zoning requirements)

Site Plan must call out and calculate all applicable zoning codes and ordinances applied to the project. Parking must always be calculated, open space must always be calculated, all required setbacks are shown, all street widths and improvements are shown, all amenities are discussed, garbage collection method, any design standards that may apply, street configuration and measurements, signage (if applicable). All site plans must be to scale.

19.02.080 SITE PLANS AND BUILDING ELEVATIONS REQUIRED; CONTENTS

A detailed site plan and building elevations, drawn to scale (scale and sheet size to be determined by the director), shall be submitted as part of any application prior to consideration for any land use approval or building permit for a new structure or an addition or alteration to an existing structure.

  • The site plan shall show, where pertinent:
    1. Note of scale used;
    2. Direction of North point;
    3. Lot lines, together with adjacent streets, roads and rights-of-way;
    4. Location of all existing structures on subject property and adjoining properties (completely dimensioned, including utility lines, poles, etc);
    5. Location of the proposed construction and improvements, including the location of all signs;
    6. Motor vehicle access, including individual parking stalls, circulation patterns, curb, gutter, and sidewalk location;
    7. Necessary explanatory notes to address any requirements particular to the zone in which the property is located;
    8. Building coverages and landscape or open space percentages, if required elsewhere by the Title;
    9. Name, address and telephone number of builder and owner;
    10. The zone and other restrictions on the property; and
    11. All other information that may be required, as determined by the director.

Floor Plan

Floor plans must call out at a minimum: dimensions of each floor, total square footage of each floor, any other details that may apply to zoning ordinances, garage dimensions are often considered for parking standards, balcony dimensions are considered in design standards. All plans to scale.

landscape plan

Landscape Plan must call out at a minimum: all proposed landscaping with itemized list and species, showing conformance with 19.77 Millcreek Landscaping Ordinance. All plans must be to scale.

Elevations

Elevations must call out at a minimum: All exterior materials used for the project, total height of the project measured from original ground surface, any balconies, if RCOZ is applicable elevations must show height envelope.   • Building elevations of all sides of a building shall show, where pertinent;
    1. Note of scale used;
    2. Orientation of each elevation;
    3. Lot lines;
    4. Explanatory notes describing materials;
    5. Original ground surface at all points along each elevation of the building;
    6. Proposed finished grade at all points along each elevation of the building;
    7. A building envelope that describes that maximum buildable height of all elevations as measured from original grade, if required by MKZ 19.71;
    8. Finished floor elevations of all levels of a building including, but not limited to, basements, garages, patios, and decks;
    9. Top of footing elevations at each corner of the building;
    10. Total height of building, as measured from original ground surface to the highest point of the coping of a flat roof, or to the deck line of a mansard roof, or to the highest point of pitched or hipped roofs, or gambrel roofs;
    11. Necessary explanatory notes to address any requirements particular to the zone in which the property is located; and
    12. All other information that may be required, as determined by the Director.
